Title & Settlement

The people who make sure the house is actually yours.

What happens at settlement

Before closing, the title company searches the property's history, clears old liens and judgments, and issues title insurance. The lender's policy is required; the owner's policy is optional, paid once at closing, and protects you for as long as you own the home. In Pennsylvania most residential closings run through a title company rather than an attorney's office.

You have the right to choose your own title company even when an agent or lender suggests one. Rates in Pennsylvania are filed with the state, so the bigger differences are service, communication, and settlement fees. Ask for the fee sheet up front and compare it line by line.

Wire fraud is the real risk at closing. Verify wiring instructions by calling the title company at a number you already know, never one from an email, and confirm again the morning you send funds. Bring photo ID, and do the final walkthrough the same day whenever you can.
