Property Managers
For landlords who want their weekends back.
What a property manager actually does
A full-service manager markets the unit, screens tenants, signs the lease, collects rent, dispatches maintenance, and handles notices and evictions when it goes wrong. Pricing is usually a percentage of collected rent plus a leasing fee per turnover, so ask for the full fee schedule.
Here is the rule that surprises new landlords: in Pennsylvania, managing someone else's rental property for a fee is licensed real estate activity, done under a broker. Ask for the license and verify it on PALS before you hand anyone keys or deposits.
Interview like an owner: how many doors they manage in your township, average response time on maintenance, what the owner statement looks like, and whether repairs carry a markup. Short-term rental management is its own specialty with different staffing and pricing.
