A staged living room

Home Stagers

Make the listing photos do the selling.

Does staging pay for itself

Buyers shortlist homes from photos, and staging exists to win that first scroll. Occupied staging starts with a consultation and works with your own furniture; vacant staging rents furniture and art by the month and transforms empty rooms that photograph cold.

A consultation typically runs a few hundred dollars; vacant staging is priced per room per month, usually with a minimum term. Many listing agents fund the consultation as part of their marketing, so ask before you pay for one yourself.

Staging is unlicensed, so vet like you would any trade: portfolio first, proof of insurance, and a contract that covers damage, what happens if the house sells fast, and how removal is scheduled. Industry designations like RESA's signal formal training.

Building a staging business

  1. 1No PA license: train through an industry program and build a portfolio
  2. 2Carry general liability insurance; some inventory needs an LLC and storage
  3. 3Win agents, not homeowners: brokerages are the repeat clients
  4. 4Price by occupied versus vacant staging and by months of inventory use
