Land Surveyors
Where your property actually starts and stops.
When you need a survey
Fence going up, pool going in, addition near the setback line, a driveway the neighbor swears is theirs: these are survey moments. Pennsylvania lenders often do not require a survey at purchase, which is exactly why boundary surprises tend to show up years later, when something gets built.
Only a licensed professional land surveyor can set corners and stamp a plan in Pennsylvania; you can verify a license on PALS. Cost depends on parcel size, terrain, and how good the old records are. A quarter-acre borough lot and a wooded Carbon County tract are very different jobs.
You should walk away with marked corners and a drawn plan showing boundaries, easements, and rights-of-way. Hand the surveyor your deed and, if you have one, the title commitment; it speeds the research and often lowers the price.
