Real Estate Appraisers
What the house is actually worth, from the people licensed to say so.
When you need an appraiser
An appraisal is a licensed, independent opinion of a property's market value. Lenders order one for nearly every purchase and refinance, but you can hire an appraiser directly too: for an estate, a divorce, a tax assessment appeal, or to price a home before listing it.
In Pennsylvania, appraisers are licensed by the State Board of Certified Real Estate Appraisers and must follow USPAP, the national appraisal standards. A typical single-family appraisal here runs a few hundred dollars and takes about a week from inspection to report.
An appraisal is not a home inspection: it values the property, it does not test the radon or scope the sewer line. Most buyers need both. If you are appealing your county assessment, ask for experience with your county's Board of Assessment Appeals.
