What an inspection covers
A home inspection is a top-to-bottom visual exam: roof, structure, electrical, plumbing, HVAC, attic, and basement. It happens inside your contingency window, usually within ten days of an accepted offer, and a typical single-family inspection here runs a few hundred dollars. Go to it in person; the walkthrough is where you actually learn the house.
Pennsylvania does not license home inspectors. Under the state's Home Inspection Law, an inspector must be a full member of a qualifying national association such as InterNACHI or ASHI, which requires a proctored exam, documented paid inspections, a standards of practice, and liability insurance. Always verify membership before you book.
An inspection is not an appraisal and the base report does not cover everything. In this region ask about add-ons: radon (common here), septic and well tests outside public utilities, termite, and a sewer scope on older boroughs' clay laterals.
